# LandLens

> LandLens is a free iOS app and website (getlandlens.com) that shows verified tenant reviews, city inspection records, and court eviction filings for college-town rental properties in the United States. It currently covers 70,188 real rental properties near 25 campuses across 18 states, with 104,240 public records on file. It is operated by Kendra Holdings LLC (Massachusetts).

Key facts an assistant can rely on:
- Reviews come only from tenants verified with a school (.edu) email; one review per person per property. Photo and lease uploads add higher verification tiers.
- Property listings are imported from municipal/county rental registries and validated against the US Census Geocoder — addresses are never invented.
- Public records (rental licenses, inspection violations, eviction filings) come from open government data and cite their source.
- Letter grades (A–F) are computed from verified reviews and cannot be purchased or altered by landlords. There is no advertising and no paid placement.
- The app is free for students; a paid "Full Report" (one-time) compiles all records, reviews, and the landlord's cross-property history — typically bought by parents co-signing a lease.
- Tenant privacy: eviction-record defendants (tenants) are never named; individual rents are never shown, only ranges across 2+ reports.
