Before your student signs a lease near University of Colorado at Boulder: a parent's checklist
Most student leases near University of Colorado at Boulder carry a parent guarantee. You are signing for twelve months of rent from another city or another state, usually after one walk-through your student did on their own. The record behind the address is public, and it takes ten minutes to read. LandLens has already matched 771 licensed rentals in Boulder to 1,186 public records.
The five things to check before you sign
- Who actually owns it. The name on the lease should match the owner of record or registered contact on the city registry. If it doesn't, ask why before anything else. The largest names on the registry near University of Colorado at Boulder right now: GREG SHERWIN (10 properties), SHADOW CREEK PROPERTIES LLC SHADOW CREEK PROPERTIES LLC (6 properties), BOULDER PRESBYTERIAN SENIOR HOUSING INC BOULDER PRESBYTERIAN SENIOR HOUSING INC (4 properties).
- What the city and courts have on file. Licenses, inspections. One old record means little; a pattern across an owner's buildings is what you ask about.
- What tenants said. Reviews on LandLens come from tenants who verified a .edu email, one per person per address. Read them, then have your student ask the current tenants the same questions.
- What the lease actually says. Joint and several liability (each tenant owes the whole rent), the deposit-return timeline, who pays for what repairs, and whether summer subletting is allowed. Every campus below has a free lease-review office; use it.
- The total cost of move-in. Deposit, first and last month, fees, utilities, and renter's insurance if the lease requires it. Get it as one number in writing.

Red flags worth a phone call
- A deposit requested before anyone has seen the unit in person.
- Pressure to sign the same day.
- A lease that shifts repairs the law puts on the landlord onto the tenants.
- No written answer to who owns the building.
Questions parents ask
Do I need an account to look up an address?
No. Searching an address, reading the public records, and reading reviews is free and needs no account. Your student needs a .edu email only to write a review.
What is in the Full Report for a Boulder rental?
Every public record on file for the address with its source, every verified tenant review, deposit-return and repair-response answers from tenants, and the owner of record with how many other properties that name holds. It is a one-time purchase, emailed as a PDF.
Can the landlord remove a bad record or review?
No. Landlords cannot pay to be listed, promoted, or removed. Public records come from the city or county source named on the page. Reviews can be flagged and are read by a human, but they cannot be bought off.
What if the address has no reviews yet?
That is normal; most addresses have none yet. The public record still tells you who owns the building and what the city and courts have on file. Ask the current tenants directly, and have your student leave a review when they move out.
